Most recently, the Highland Park home was available for $2.1 million—which is less than the $2.25 million Pippen paid for the place in 2004.

Now the Bulls great, who retired from the NBA in 2004 after 17 seasons, is trying a new strategy. He’s placing his memorabilia-filled property temporarily on Airbnb, in a collaboration with the vacation rental company, which is promoting home stays in conjunction with the upcoming Tokyo Summer Olympics.

“Ball out at Olympian Scottie Pippen’s home,” the listing opens, following up with an invitation from Pippen himself. “In honor of the Olympic and Paralympic Games Tokyo 2020, I’m inviting basketball fans to my Chicago home to relive one of my career highlights—competing at the Olympic Games Barcelona 1992. I’m excited for you to cheer on the next generation of Olympians from my home court.”

And he means home court in more ways than one: There’s an actual indoor basketball court in the house, emblazoned with Pippen’s No. 33, from his Bulls days.

Though more enthusiastic than ever and regardless of the current real estate market, home builders are finding it difficult to execute due to shortage of workers and construction material.

“Builders are contending with shortages of building materials, buildable lots and skilled labor as well as a challenging regulatory environment,” Robert Dietz, the association’s chief economist, said in the report.

Index readings over 50 are a sign of improving confidence. Last year, the index quickly dropped below 50 in April and May as the pandemic began, but confidence rebounded as many Americans opted to resume their search for a new home last summer.

What happened: The main index is based on three underlying indices and regional indices. The index that gauges the traffic of prospective buyers saw a pronounced decline, dropping six points to 65. Another index, which measures current sales conditions, fell one point to 86, while the index of sales expectations over the next six months actually increased two points to 81.

Regionally, the only part of the country that didn’t see a drop in confidence was the South, where it held steady at the same level as in June. Confidence fell the most in the Northeast, where the index fell four points to 75.

What they’re saying: “Apart from the higher readings during the fourth quarter of last year, this is the highest range since the home builders’ survey started in 1985,” said Michael Gregory, deputy chief economist at BMO Capital Markets, in a research note.

Market reaction: Home-builder stocks, including Lennar Corp., Toll Brothers Inc., D.R. Horton Inc., and PulteGroup Inc., experienced declines Monday morning, roughly in line with the S&P 500 Index and the Dow Jones Industrial Average.

While it’s tempting for buyers to waive contingencies to make an offer more compelling, it can leave them unprotected from unexpected fees, health-threatening situations, and—worst-case scenario—a bad investment. To help you navigate the world of homebuying contingencies, we reached out to real estate experts to find out which ones should never be waived.

1. Mold remediation

If the initial home inspection turns up a potential mold issue, a mold specialist needs to be brought in to analyze the issue. Serious mold issues can cause health issues, some of which can be quite serious—including lung irritation, headaches, and skin rashes—and are exacerbated in people with allergies and compromised immune systems.

2. Well water/septic system inspection

Another contingency that should never be slashed is the well water/septic system inspection.

“Surprisingly, this one often gets overlooked or waived, but I would never encourage a client to do that,” DeSimone says. “This is water that you’ll be drinking and bathing in. We’ve seen the health consequences that bad water has had in communities across the country in recent years. As with mold, this is an issue that can be very expensive to fix—a septic system can cost tens of thousands of dollars—and it has serious ramifications for your health.”

3. Financing

The financing contingency is one of the most misunderstood contingencies in the homebuying process, and one of the most important for buyers to negotiate carefully, says Dave Herman, president of EZ Surety Bonds in Oakwood, GA.

“This clause asserts that your offer is dependent on being able to secure financing. If you remove it, you may not get your deposit back if you cannot obtain a loan,” says Herman.

4. Home inspection

A home inspection is the foundation on which all other real estate contingencies are built. In the inspection, a neutral expert assesses the home for roofing, plumbing, structural, electrical, and other major problems. Waiving it entirely is the equivalent of agreeing to buy a ticking time bomb, says Annie Kou, a Los Angeles–based brokerage owner and attorney at AK Luxury Properties.

“By the same token, buyers should never waive [their right to] requests for repairs at the outset for the same reason,” Kou says. “Everything may look OK on visual inspection, but you won’t really know how much you’re facing in repairs once inspections are done.”

You don’t live in your garage, so you don’t put a lot of attention when to comes to your garage doors, as long as it is working. But for some of you, one of your most prized possession resides, in this particular part of your house.

When considering improving your home’s exterior appearance, updating your bland-looking garage door can be a good investment.

“Your garage door is likely the most frequently used entrance to your home and makes up a large portion of your home’s exterior appearance, so replacing it can increase your home’s curb appeal and value,” says Michelle Nichols, an expert in garage doors and openers at The Home Depot.

The top three reasons why people replace their garage door are not liking the look of their existing door, needing to replace a broken door, and wanting to add an automatic door opener, says David Steckel, a home expert at Thumbtack. If you fall into one of these camps, here are a few things you should know before replacing your garage door.

1. The cost to replace a garage door varies

The average cost to replace your garage door is $3,900, according to Remodeling magazine. However, the true cost “depends on the size and material of the door,” says Bailey Carson, home care expert at Angi, the home remodeling recommendation site formerly known as Angie’s List.

2. The material you choose should fit your climate

“Your climate will impact whether you’ll want an insulated door, especially if it’s attached to your home, or if you plan to use the garage for more than just parking cars. An insulated door can also improve energy efficiency for your home, lowering your monthly bills,” says Carson.

3. Replacing a garage door can pay off

Replacing your garage door has a return on investment of nearly 94% and can help improve your home’s resale value, according to Remodeling magazine.

Plus, a functional garage door can help you save money.

“Older doors with poor seals and deteriorating insulation could lead to your HVAC system working harder and your energy bills increasing,” says Nichols.

4. Garage doors come in a variety of materials

“Garage doors have come a long way and have become a major component of a home’s exterior. From aluminum to wood, with glass openings or intricate panel designs, there are dozens of options for you to choose from,” says Steckel.

The four most common materials for garage doors are aluminum, steel, wood, and composite wood, and each has its pros and cons.

Carson says aluminum is rust-resistant and a great option for homeowners in more humid climates, while steel is very versatile, with lots of options regarding color, insulation, and price.

5. Don’t forget the garage door opener

In addition to maintaining the garage door itself, it’s important to keep the garage door opener in tiptop shape.

Nichols recommends performing maintenance checks on the garage door tracks at least twice a year and to pay attention to springs, cables, rollers, and pulleys to check for damage, to inspect any breakdown of garage door materials, and to ensure that the door is lubricated regularly and clear any debris.

It has only been 11 years since the Burj Khalifa was launched as the tallest tower, at over 828 metres, and more than a staggering 160 storeys ! The building almost rose like a phoenix from the ashes of a global economic burnout in the year.

Were they only royals? Were they magnates and billionaires whose identities would never be revealed? Were the houses all empty?

As we approached the tower, we were stopped at the entrance where a guard verified our details, the car plate number and allowed us access. The valet – a service offered complementary to all residents and guests – then takes over.

As we walk through the huge, impressive lobby, marked by a unique drum-cymbal decor, we get past the glass doors, which can be opened only with an access card, and take the lift to the 76nd floor. There one has to change lifts to go higher.

Now, for the first time, we take you inside two of the homes at the Burj Khalifa.

Now how do you think living in Burj Khalifa would be like ?

Location: On a clear day, Burj Khalifa is visible from most of Dubai. At night it’s glowing like a Christmas tree. Everyone in Dubai, and most people around the world know about your place of residence.

Guests: Visiting friends are called guests. You need to let the concierge know ahead of time the name of your guest. More often than not you’ll need to spell it out. They’ll notify the security guards at the gate. You can choose to have your guest wait for you in the lobby or be escorted to an upper level lobby or all the way up to your apartment.

Concierges: The concierge brigade is a team of 20 to 30 people. They’re from different nationalities and take turns occupying various posts throughout the building. They’re from all nationalities: Chinese, Philippinos, Egyptians, Syrians, Russians, etc. Concierges will help you with internal stuff like room service or getting someone to help you bring down your luggage.

Armani Prive: Armani Prive is the ground level nightclub that’s relatively more accessible to people than At.mosphere. Yes, that’s the same Armani as the fashion designer. Come here during the monthly Fashion Overdose. The format is usually a short catwalk followed by a night of boozing. That’s where finance types from nearby DIFC (Dubai’s Wall Street wannabe) come to meet models.

At 1,778 sq ft you are paying Dh2,812 per square foot – well above the February average of Dh2,023 per sq ft for Downtown, according to figures from Bayut.com. Prices in the area have fallen 8.43 per cent in the past year.

The address of course adds to the price here, though a quick look out of the floor-to-ceiling windows explains those extra dirhams pretty quickly.

The crescent-shaped lounge-diner means you can see the twinkling lights of the surrounding skyscrapers from all angles, including from the kitchen, unless the huge rail of automated curtains are called into action. It’s fair to say concentrating on the television while sat on the sofa wouldn’t be easy with that panorama.

The city’s top tower naturally comes with top amenities, such as indoor and outdoor pool and direct access to the mall an Armani Hotel.

The housing market has entered a bubble territory believes economist Robert Shiller, but as a result, housing stocks are not necessarily imperilled.

In recent interviews, shiller made it clesr, that home prices appear to be driving an increase in housing starts.

“In real terms, the home prices have never been so high,” says Shiller, who is a co-founder of the S&P CoreLogic Case-Shiller home price index. “My data goes back over 100 years, so this is something. I don’t think that the whole thing is explained by central bank policy. There is something about the sociology of markets that’s happening.”

Shiller also predicts that housing prices could be a lot lower in 3-5 years, repeating what happened in 2003, which ultimately led to the 2008 financial crisis – and caused homebuilder stocks to crash.

However, while the economist is signaling home prices are too high, the CEOs of some of America’s largest homebuilders and investors seeking out surging housing stocks don’t seem nearly as concerned about the situation – despite the fact higher lumber costs are adding $36,000 to the price of an average single-family home.

The reason homebuilders aren’t so concerned is that America continues to have a significant housing shortfall. The shortfall of homes for prospective home buyers has increased by approximately 50%, from 2.65 million in 2018 to 4.0 million in 2021.

Here are 6 housing stocks to ride this red-hot market. Our selections are based on the shortfall of homes as well as America’s ongoing love affair with home improvement. So while half are homebuilder stocks, the other half supply products to the construction industry.

1. Home Depot

Home Depot reported stellar first-quarter results in May that included same-store sales growth of 29.9% at its U.S. stores, 490 basis points above its strong results a year earlier. On the bottom line, it had net earnings of $4.1 billion, 86% higher than in Q1 2020.

2. Sherwin-Williams

Analysts like this housing stock. On May 17, Morgan Stanley analyst Vincent Andrews raised his 12-month price target by 15% to $315. Andrews believes the paint and coatings company will continue to perform at an exceptionally high level in 2021 and 2022.

3. Lennar

At the end of its first quarter, the homebuilder had a backlog of 22,077 homes, 25% higher than in the first quarter of 2020. The backlog is expected to generate as much as $9.5 billion in future revenue.

4. NVR

NVR’s backlog of homes during the three-month period increased 42% year-over-year to 12,791. The backlog represents $5.2 billion in revenue. Its new orders in the first quarter were 6,314, 26% higher than a year earlier, while its average price per home was $410,500, a 10.3% improvement.

5. Masco

Masco is not too worried about these issues. As part of its Q1 2021 earnings release, Masco increased its full-year per-share earnings guidance from $3.35 at the midpoint to $3.60, a 7.5% boost. Based on its guidance for 2021, Masco expects sales to grow by at least 10% and earnings per share to be up 15% at the midpoint.

6. PulteGroup

The company’s focus on profitability and cash flow enable it to allocate its free cash toward dividends, share repurchases and debt repayment. Since 2018, PulteGroup reduced its debt-to-capital ratio from almost 40% to 23.3% in the first quarter. Additionally, the company has increased its share repurchase authorization by $1 billion.

This system of labor-for-protection developed into two separate systems in most countries: taxes and tenancy. Royal families spread their wealth to friends, signing away titles and deeds to lands that allowed the holders to collect the revenues (rent) produced by the peasants living there.

On top of this rent, all the people within a ruler’s realm were generally required to pay a tax. Many other demands were made by the ruling leader, such as military service—and they were grudgingly met because these rulers owned the land not only by birthright but by military might as well. Rulers could be overthrown by other rulers, and sometimes by peasants, but a new ruler would sit on the throne, and the average peasant would rarely notice a difference.

It wasn’t all bad news for the peasants, however. They were able to trade with other kingdoms and the general level of wealth increased, giving rise to a merchant class as well as specialized laborers—tradesmen—who were able to earn a living through skills other than farming. This, in turn, resulted in non-agrarian shops and houses that still paid rent and taxes to the various lords and kings, but were bought, sold, and rented among the common folk rather than by the royal class. Richer merchants became the first common-born landlords, gaining wealth and status. These merchants didn’t own the land, but they owned the houses on it.

The King Is Dead

Many aristocracies were eventually displaced—usually via displacement of an aristocrat’s head from the body—by putative meritocracies: systems in which the truly best and brightest lead a nation for the good of all.

What happened instead was the creation of politics. Title lands were broken into smaller parcels and sold on a free market of sorts, but the people with the money to buy the deeds were either merchants or former aristocrats who managed to escape being shortened by revolutionary fervor. Peasants had yet to make much progress from the original farming-tribesmen of 30,000 years prior.

The Age of Machines

The industrial revolution was one of the great equalizers in human history, perhaps only matched by the invention of firearms. The effects of industry were neither positive nor negative but depended on application. The use of machines for manual labor freed many peasants for different tasks and allowed a privileged few the time for education and specialization into new fields of labor opened up by the mechanization of industry.

Cobblers, seamstresses, and cabinetmakers found that their once invaluable skills were now obsolete, leaving them to return to the land and the coal mines beneath it to try to eke out a living.

People with ambition were able to jump classes and bring some of their low-class sensibilities with them, leading to track housing for laborers and a range of products aimed at the lower classes. People were now divided into the middle class, blue-collar, white-collar, and a handful of other things. They owned houses, cars, and, eventually, radios and televisions, which suggested what other things they might want to own.

Magic Mortgages

The invention of mortgages belongs to no particular country. Mortgages existed for a long time as an exclusive loan given only to the nobility. After the industrial revolution, however, the wealth of the world increased to the point where banks opened themselves to “higher-risk” mortgage loans—those made to common people. This allowed individuals to own their own homes and, if they so desired, to become landlords themselves.

It took 30,000 years, but homeownership is now open to many people. In fact, it has reached the point where people often buy too much or take out too much of a mortgage.

The freedom to own something can be a heady brew, so it is important to practice moderation. Consuming too much debt by way of a mortgage can help you lose a house as likely as it will help you own one.

The Bottom Line

Ownership, specifically the ownership of land, was the basis of all the investment opportunities we see today. Without a stable population and a set location, trade and commerce between groups is limited. Ownership has moved from being established by strength to being something you can buy, sell, trade, and rent.

There has always been a trade-off for tenancy—a fee paid to the owner for the land and its protection. This responsibility was first afforded to tribal leaders, then to kings, and finally to landlords. Now we have the power to own our homes—a development that has changed the way people live.

In a legal battle, in North California, fought between a homeowner and a town over statues that covered the lawn that was certified to be a visual eyesore. After a battle of almost 2 years, both parties have come to an impasse. The dinosaurs are going to live !

The controversy first started in 2019 when the town of Hillsborough, Calif., said they were receiving complaints from neighbors and residents over a home’s “eyesore” lawn decorations. The owner of what’s been labeled the “Flintstone House” had statues covering the front and backyard, including a 15-foot dinosaur and cartoon sculptures of the Flintstone characters. A sign also read “Yabba Dabba Doo,” Fred Flintstone’s exuberant exclamation at 5 o’clock each day. The town argued the lawn ornaments violated building codes and the owner had added them without the proper permits.

After homeowner Florence Fang failed to comply with orders to remove her collection of statues, the town took her to court in San Mateo County. The town requested the judge deem the property a public nuisance and have the statues removed. Fang countersued, arguing she was discriminated against based on her race (Fang is Chinese American). Fang argued in the lawsuit that the town denied her the right to build on her property and enforced building codes that did not apply to her home.

Fang reportedly will receive $125,000 from the town to cover legal costs from her lawsuit in the legal settlement reached. Fang has agreed to dismiss her claims of racial discrimination. She also must apply for building permits for the exterior of the home, which will be approved after submission, the Los Angeles Times reports.

“The parties have reached an amicable resolution of the case to the satisfaction of all parties, such that the improvements made to the Flintstone House will be permitted to remain,” the settlement reads, as reported by the Palo Alto Daily Post.

The dispute over the statues has drawn international news coverage. The settlement was reached earlier this year, but details of the agreement were just recently released.

The orange and purple “boulder-like” home is located in a neighborhood south of San Francisco. Fang had purchased the home in 2017 for $2.8 million.
